Frequently Asked Questions

Where does Real Property Management Express manage property?

RPM Express serves Sioux Falls & Surrounding Areas as well as the communities in Northwest Iowa such as Larchwood, Inwood, Rock Rapids, Sioux Center, Rock Valley, and Hull.

What types of properties does Real Property Management Express manage?

Real Property Management manages any type of residential property including single-family homes, townhomes, condos, multi-plexes, and multi-family units.

What services does Real Property Management Express provide?

Real Property Management is one of the few full-service property companies that focus exclusively on property management. Many property managers sell real estate as their main focus and manage property on the side. At Real Property Management Express, we are licensed real estate brokers, but we do not buy or sell real estate of any kind; therefore, you receive 100% of our focus every single day! We build comprehensive marketing campaigns in order to give your property local and national advertising exposure. In addition, we run national and state specific criminal and credit background checks as well as income/employment verification and previous land lord references on every prospective tenant to make sure we are finding you a qualified renter. Beyond that, we sign the lease with the tenant, enforce the lease, collect rents, rapidly disburse rental proceeds to our owners via electronic transfer or check, and aggressively chase down rent when tenants don’t pay on time. We also inspect your property multiple times annually on an interior and exterior basis to ensure the property is being properly taken care of by the tenants. In addition, we have in-house maintenance solutions to address any maintenance issues that may arise or our owners may coordinate their own maintenance if they choose. Lastly, in the unlikely event of an eviction, we have an innovative Eviction Protection Plan that covers eviction costs for you.

How long will it take to rent my property?

For all of our properties that are market-ready and priced at market rates, our average days on market is approximately 26 days. For homes that are not in market-ready condition and/or or priced at above-market conditions, then it can take considerably longer to rent. Your vacancy period will also be affected by both the vacancy rate within the area and also the time of year as there are specific months in which properties lease faster.

Who pays for any maintenance that needs to be done on my property?

Unless the tenant is responsible for damage or is negligent with regards to property maintenance, the owner bears the financial responsibility of paying for repairs.

Why should I choose Real Property Management to manage my property/properties?

If you are looking for the best value in residential property management, you have found it. With a service offering that is as comprehensive as any in the market combined with the most cost-effective solution you will find anywhere, moving forward with Real Property Management is a good business decision.

What Separates Real Property Management from its competitors?

We are the nation’s largest residential management company and offer the most comprehensive property management services in the industry and do this at below market rates. Prudent, Ethical, Reliable and Professional are the qualities we possess that set us apart from other property management companies. We always have our owner’s best interest in mind when it comes to managing their rental property and we work very hard for our owners every single day.

How do you handle maintenance requests?

We provide online portals for our tenants or they can call, fax, email or mail their requests to us. The Tenant is your customer and we try to remedy the problem in a short amount of time. Whether the problem is an emergency and time sensitive or a non-emergency problem, we will handle the repair per Local Building Codes. If we identify the problem will put the tenant in danger from a health and safety standpoint, we will make the repair immediately to mitigate the owner’s risk and liability. Once a work order is placed in our system, you are automatically notified of the new work order via email.

Who will perform the maintenance at my home and what will be the cost?

We use both in-house maintenance staff as well as approved vendors that are licensed and insured. We are competitive and handle all repairs per code which is required by law. The cost will be based on the specific repair and in all cases we attempt to send a technician that can handle multiple issues so your total cost is less. Because we are the industry’s largest management company, we are able to negotiate heavy discounts on materials and labor and we pass along these savings to our clients. You will typically pay between 10-15% below what you could obtain on your own for the same services.

Is Real Property Management licensed in the State of South Dakota and the State of Iowa?

We are licensed Property Managers and Real Estate Brokers in South Dakota and Iowa. We are also members of the South Dakota Multi Housing Association, the Real Estate Association of the Sioux Empire, the Sioux Falls Chamber of Commerce and the Home Builders Association of the Sioux Empire. In addition, our management team has a strong management background. You will not find another management company in Sioux Falls with our same ability to manage your property.

What if my property is listed for sale? Can I list it for rent also?

Yes. Real Property Management Express will list your property for rent while it is still listed for sale. If a buyer places an offer before we can find a qualified tenant, we simply take your property off the rental market. If we find a qualified tenant first, then the listing broker will take the property off the “for sale” market. In addition, we have often found that once we drop a for rent sign in the front yard, the property sells within the week. Prospective buyers who are sitting on the fence realize that if they want the property, they will have to make an offer soon, or risk losing the property to the rental market.
