The CARES Act, Section 4022, provides forbearance for 180 days (½ year). You can apply for an extension of another 180 days (half a year). This gives you the possibility of paying nothing on the loan for your rental property for the next 12 months. You also do not need to pay late fees or additional interest on your loan. In other words, the typical penalties that apply to late loan payments are waived in this situation.

CARES Act, Section 4024, applies to rental real estate properties that are tenant-occupied and have federally secured loans (FHA, VA, Fannie Mae, Freddie Mac). Section 4024 applies in the same way to any size real estate rental property, no matter how many units that property has.
