Question: What message do you want readers to take away from your book?
Answer: Josh: Multitudes of Americans have used real estate to build and protect wealth; however, if real estate investing was easy, everyone would be doing it. Hit TV shows, such as “Flip This House,” have popularized the notion of making a quick buck buying real estate. In reality, investing in real estate requires diligence, discipline and tenacity. Too often, we see a family buy investment property without really understanding what is involved. They quickly get burned out, sell the property and decide real estate is a horrible investment. That breaks my heart. We want our readers to understand two things: Real estate is a great way to build wealth, and investors need to know what they are doing or they may get burned. The old adage, “Don’t invest in something you don’t understand,” applies equally to real estate. This book helps investors understand what they are buying when they purchase property.
Derek: Get educated. Education is a vital part of the real estate profession. Educated investors are able to take a lot of fear and uncertainty out of owning rental property.
Q: Why did you decide to write the book?
A: Josh: We wrote the book to help beginning or intermediate real estate investors think through some of the issues they will face and how they can position themselves to be successful. We tried to tread the fine line between sounding too cautionary, causing readers to shy away from real estate investing, and being overly optimistic, causing readers to take unnecessary risks.
Derek: The rental property industry is full of investors who have learned from hard knocks, time and experience. We are in the Information Age, so today’s investors don’t need to make the same mistakes to have the same experience.
Q: What’s the best part about your job?
A: Josh: The people we get to work with on all fronts. We have awesome office staff that works hard to provide the best service possible. As part of a national brand, we have the opportunity to meet and collaborate with other motivated entrepreneurs. And in the local community, it never fails to put a smile on my face when I have the privilege to talk to and work with down-to-earth, just plain good people.
Derek: Seeing the light in people’s eyes when they get it. Whether it is an investor buying his first house or a 5-year-old girl seeing her new bedroom for the first time, the excitement in their eyes is the best part.
Q: What motivates you to be active in your community or profession?
A: Josh: I love helping people achieve and succeed. I am a teacher at heart, and nothing pleases me more than to help someone learn, grow and flourish so that they can have an abundant life.
Derek: When you believe in a community or profession, getting involved is easy to do. Sioux Falls is a great community that is growing and doing amazing things.
Q: Do you have a certain service organization or charity you support?
A: Josh: I was a volunteer EMT for 12 years. We have worked with the American Red Cross to install smoke alarms in homes without them and to educate residents on emergency preparedness. I am leading the new Dave Ramsey course called The Legacy Journey, which focuses on wealth building, investments and giving in order to provide for the needs of one’s family, community and the world.
Derek: I am part of the local Cosmopolitans International club, which raises money for diabetes research and awareness. As Cosmos, we volunteer for a number of different events throughout the city to bring in donations. Whenever an organization I am part of is serving at The Banquet, I enjoy helping out. I also enjoy working with the Sioux Falls Chamber of Commerce on its ambassador team. Other organizations I volunteer for: South Dakota Multi Housing Association (committee member), Realtor Association of the Sioux Empire (MLS and Associate committees), Young Professionals Network, Sales and Marketing Executives (scholarship and golf committee), Sioux Emperian Men’s Chorus (bass singer), Pheasants Forever Sponsor, YMCA Strong Kids campaigner.
Q: What do you do for fun?
A: Josh: I enjoy rock climbing at the Palisades or the Needles in the Black Hills and playing Ultimate Frisbee during the summer and playing racquetball in the winter. My 7-year-old son just climbed his first 5.2 up Rattlesnake in the Palisades, so he was pretty pumped. My highlight was climbing Devils Tower in Wyoming.
Derek: I was an ASE Master Certified Auto Tech for 10 years. I enjoy working on my hot rod or riding snowmobile and ATVs. I also enjoy golf, which usually turns into a working event.
Q: What do you like about living in Sioux Falls?
A: Josh: On the business side, the tax structure and government fiscal responsibility. We would like to expand and open more offices in other cities but will be thinking long and hard before crossing the border to Minnesota or Iowa. Besides providing a great business environment, Sioux Falls has a lot of gems that our family enjoys such as The Outdoor Campus and the Kirby Science Center.
Derek: One word: Opportunities. Sioux Falls has something for everyone, from sports to business seminars. When we lived in a small northwest Iowa town, Sioux Falls was our destination for shopping and entertainment.
Q: What can Sioux Falls do to attract more young professionals?
A: Josh: Since we can’t change the weather … just continue to be excellent. Connecting older mature professionals with younger professionals is a great way to encourage growth and develop a new generation of leaders.
Derek: Continue to involve young professionals. Keeping the younger generation involved in growth decisions will keep them here and attract more young people.
